Skylight Installation & Replacement

Velux, Sun-Tek, and Wasco skylight installation, replacement, and leak repair. Fixed, vented, and solar-powered options.

What We Do

Skylight Installation & Replacement

Skylights bring natural light into rooms that would otherwise need artificial lighting all day. Done right, they last 25-30 years with no leaks. Done wrong, they're a chronic source of water intrusion. We install Velux (the most-recommended brand), Sun-Tek, and Wasco skylights with proper step flashing and ice & water shield around the curb.

By Precision Roofing & Exteriors — Licensed NJHIC Contractor·Reviewed

Skylight installation is one of the highest-stakes residential roofing details — done right, a skylight brings natural light to a previously dim interior space for 25-30 years with no leaks. Done wrong, it becomes a chronic source of water intrusion that homeowners chase for years. The difference is almost entirely in the flashing detail, the curb construction, and the manufacturer-spec install sequence. We're Velux-certified installers and we follow the manufacturer install spec exactly — no shortcuts, no improvised flashing.

Velux is the dominant skylight manufacturer for a reason: 50+ years of NJ installations, factory-engineered flashing kits matched to the skylight model, replaceable IGU (insulated glass unit) on units after 2007, motorized + remote + rain-sensor options on Velux Active and Integra lines, and a federal solar tax credit on solar-powered Velux models. We install Velux, Sun-Tek, and Wasco — Velux gets about 80% of our installs because the flashing kit + parts availability advantage is decisive over the long run.

Choosing the right skylight type + model

Fixed (non-venting). Lowest cost, no moving parts, longest service life. Right when the room doesn't need ventilation — finished basements, stairwells, hallways, transition spaces. Velux FS, FCM, and Sun-Tek SkyMax fixed models common.

Manual venting (crank-operated). Manually opens for ventilation. Right for kitchens, bathrooms, and bonus rooms where you'd want some fresh air on temperate days. Velux VS series. Less common today because Velux Active models with rain-sensor auto-close are more convenient.

Velux Active (electric venting + remote + rain sensor). Top-tier NJ residential install. Solar-powered or wired electric. Opens and closes by remote; auto-closes when rain sensor detects moisture. Federal solar tax credit (Section 25D residential clean energy) applies to solar-powered Velux Active units. Right for kitchens, bathrooms, and master bedrooms.

Velux Integra (electric venting, no rain sensor). Mid-tier version of Active. Remote-operated, no auto-close. Modest savings vs Active.

Sun tunnel / tubular skylight (Velux Sun Tunnel, Solatube). Pulls light from the roof through a reflective tube to a diffuser in the ceiling below. Right when traditional skylight installation isn't feasible (cathedral ceilings without attic, complex framing). Lower cost than full skylight, less light delivered.

Frame profiles. Velux EDW deck-mounted flashing kit fits standard asphalt-shingle roofs (most NJ residential). Velux EDL low-profile flashing kit fits roofs with low or thin-profile shingles. Velux EDM curb-mounted flashing kit fits skylights installed on a separate wood curb (common on flat roofs, slate, and tile).

Velux Master Installer install methodology

Pre-install attic verification. We walk the attic to confirm rafter spacing matches the skylight rough opening, identify any electrical or plumbing in the way, and verify there's framing room for the headers and trimmers. Skylight installation almost always requires cutting one or two rafters and installing reinforced headers — code requires this for structural load transfer.

Rough opening framed per manufacturer spec. Velux specifies rough opening dimensions for each model; we frame to exact spec with doubled headers and trimmers per NJ code prescriptive table R802.10.

Velux EDW or EDL flashing kit. Step flashing at the sides, head flashing at the top, sill flashing at the bottom. Each component is factory-stamped to match the skylight model — no improvised sheet-metal work. Each flashing piece overlaps the one below it (shingle-style water-shedding sequence).

Ice & water shield around the curb. We wrap GAF WeatherWatch or CertainTeed WinterGuard ice & water shield around the entire curb perimeter — 24" in every direction. NJ code R905.1.2 requires it within 36" of skylight penetrations. Self-seals around all fasteners.

Interior light well finish. We work with interior trim carpenters or finish the light well ourselves on simple installs. The light well is the framed shaft from the roof opening down to the finished ceiling — drywall, paint, and trim. For dramatic effect, light wells can be splayed (wider at the bottom than the top) to spread light across more interior surface.

Velux warranty registration. We register the installation with Velux in the homeowner's name so the warranty is on file — 20-year warranty on the glass against thermal stress breakage, 10-year warranty on the flashing kit, 5-year warranty on motorized parts.

Federal solar tax credit + energy savings

Solar-powered Velux Active models qualify for the federal Section 25D Residential Clean Energy Credit — currently 30% of installation cost through 2032. The credit applies to the solar-powered skylight + factory blinds + installation cost when the skylight has a battery-backed solar PV panel powering the motor and rain sensor.

Solar-powered models we install: Velux VSS (curb-mounted solar venting), VCS (curb-mounted solar with central rain sensor), and CVS (light tunnel with solar daylight system). All qualify for the 25D credit when documented on the install invoice with the manufacturer model number and Energy Star certification.

Energy savings beyond the tax credit. Solar-powered Velux skylights with auto-venting reduce summer cooling load by removing trapped attic-adjacent heat through ventilation. Documented 5-15% reduction in summer cooling cost in studies by LBNL.

Documentation we provide. Invoice with Velux model number, Energy Star certification number, installation cost broken out by component (skylight + flashing + blinds + labor), and IRS Form 5695-compatible summary. Your CPA files the credit on your federal return.

Our Process

  1. 1
    Free design + scope visit
We walk the interior space, verify ceiling height and joist direction, identify the roof slope above, and recommend skylight model + location. Attic inspection for framing and electrical/plumbing routing. 60-90 min on site.
  2. 2
    Quote + Velux model selection
Line-item: skylight model + size, flashing kit (EDW / EDL / EDM), blinds (manual or solar), light well finish, electrical hookup if motorized, federal tax credit documentation. Custom-scoped — no flat-rate per-skylight pricing.
  3. 3
    Permit pull
NJ Uniform Construction Code requires a permit for any roof opening larger than 24" — most skylights qualify. We pull, post, and coordinate inspection in the homeowner's name.
  4. 4
    Rough opening + roof opening
Interior light well rough-framed first (with temporary support), then roof opening cut. Headers and trimmers installed per NJ code prescriptive table R802.10. Tarped overnight if work crosses a single day.
  5. 5
    Skylight + flashing install
Skylight set in rough opening per Velux spec. Ice & water shield wrap around curb perimeter. EDW / EDL flashing kit installed in shingle-style overlap sequence. Surrounding shingles re-integrated and tab-spotted with polyurethane.
  6. 6
    Interior finish + warranty registration
Light well drywalled and painted (or coordinated with the homeowner's interior trades). Motorized hookup tested. Velux warranty registered in homeowner's name. Federal solar tax credit documentation delivered.

Materials We Use

Velux fixed skylights (FS / FCM)
Fixed (non-venting) skylight models. Tempered + laminated glass options. 20-year glass warranty against thermal stress breakage. Most-installed Velux model on NJ residential — right when ventilation isn't needed.
Velux Active solar-powered venting skylights (VSS / VCS)
Solar-powered venting skylight with remote and integrated rain sensor. Auto-closes when rain detected. Federal Section 25D solar tax credit eligible (30% through 2032). Tier-1 NJ residential install.
Velux EDW deck-mounted flashing kit
Step + head + sill flashing kit designed specifically for asphalt-shingle roofs. Each piece factory-stamped to match the skylight model. 10-year manufacturer warranty on the flashing.
Velux EDL low-profile flashing kit
Lower-profile flashing kit for slate, tile, or thin-profile asphalt installations. Same shingle-style overlap sequence as EDW; thinner profile for aesthetics.
GAF WeatherWatch / CertainTeed WinterGuard ice & water shield
Self-adhered membrane wrapped around the skylight curb perimeter. NJ code R905.1.2 requires it within 36" of any roof penetration. Self-seals around fasteners.
Velux solar blinds + remote
Factory-engineered blinds for Velux skylights — black-out, light-filtering, or honeycomb thermal. Solar-powered models qualify for the same Section 25D tax credit as the solar-powered skylight.

Frequently Asked Questions

About Skylight Installation & Replacement in NJ

Why Velux over Sun-Tek or Wasco?+
Three reasons: (1) Factory-engineered flashing kits (EDW, EDL, EDM) matched to each model — no improvised sheet-metal. (2) Replaceable IGU on units after 2007, so when the insulated glass eventually fails the seal you replace the glass without removing the frame — significantly cheaper than full skylight replacement. (3) Parts availability — Velux has supported parts back to the 1990s; some Sun-Tek and older Wasco units have no replacement parts available. About 80% of our skylight installs are Velux for these reasons.
Does a skylight leak?+
Properly installed Velux with factory flashing kit and ice & water shield wrap around the curb perimeter: typically no leaks for 25-30 years. Improperly installed skylight (improvised flashing, no ice & water shield, no proper shingle integration): leaks within 5-10 years. The difference is entirely in the install detail. We follow Velux Master Installer spec on every install we do.
How long does skylight installation take?+
Most NJ residential skylight installs are 1-2 days. Day 1: rough opening framing inside, roof cut, skylight set, flashing installed, tarped if not finished. Day 2: light well finish (drywall, paint, trim), motorized hookup test. Single-day installs are possible on simple roofs without finished interior work needed.
Will my roof warranty be voided by adding a skylight?+
Not if installed correctly. Velux flashing kits are designed to integrate with major shingle systems (GAF, CertainTeed, Owens Corning, IKO) without voiding the shingle warranty. We coordinate the install detail with manufacturer requirements — ice & water shield perimeter wrap, proper shingle integration, flashing overlap sequence. Documentation provided so warranty record is intact.
What does skylight installation cost?+
Scope depends on skylight model (fixed, manual venting, solar venting, Velux Active with rain sensor), size, flashing kit (EDW / EDL / EDM), light well finish complexity, electrical hookup for motorized models, and roof access difficulty. Custom-scoped after on-site visit. The design visit is free. Solar-powered Velux Active models qualify for the federal Section 25D tax credit (30% through 2032), which meaningfully reduces net cost.
Can you replace an old skylight on the existing curb?+
Yes — Velux makes curb-mounted (EDM) skylights designed to retrofit existing wood curbs. When the curb is sound and dimensions match a current Velux model, retrofit is much cheaper and less invasive than re-cutting the roof opening. We assess the existing curb during the diagnostic visit. If the curb itself has rotted, we cut new opening and install deck-mounted (EDW or EDL) flashing instead.
