Roof Replacement

Complete tear-off and replacement of your existing roof. We strip every layer down to the deck, inspect and repair the substrate, install ice-and-water shield + synthetic underlayment + new flashing, and finish with manufacturer-certified shingles or upgraded material. Standard package is GAF Timberline HDZ with the GAF System Plus warranty registered for the homeowner (50-yr material + 2-yr workmanship + tear-off labor on a covered claim); we also install IKO, CertainTeed, Owens Corning, and Atlas systems on request.

A roof replacement isn't one decision — it's about thirty. Material grade, underlayment type, ice-and-water-shield coverage, ventilation upgrade, flashing rebuild, ridge cap selection, drip edge, permit handling, warranty class. We walk every roof before quoting and price every item line by line — no flat-rate guesses, no "depends on what we find" hedges.

Every NJ county has its own quirks: shore homes (Atlantic, Cape May, Monmouth, Ocean) need wind-rated shingles and stainless fasteners for the salt air; northwest counties (Sussex, Warren, Hunterdon) need full ice-shield coverage because of valley snow drift; dense urban North Jersey (Hudson, Essex, Passaic) needs flat-roof systems because most pre-1940 housing has minimal pitch. We install the right system for the right address.

What a real replacement includes

Full tear-off to bare deck — never overlay. Overlays violate manufacturer warranties on GAF, CertainTeed, and IKO products, and they hide rotted decking. A second layer also exceeds NJ code in most jurisdictions.

Decking inspection. We probe every plywood or OSB sheet for soft spots; rotted sections are cut out and replaced before the new roof goes down. Replacement decking is included on most quotes as a per-sheet line item rather than a vague "as-needed" allowance.

Ice & water shield at all eaves (extending 24" past the interior wall plane — NJ Uniform Construction Code R905.1.2), all valleys, all penetrations (vent pipes, skylights, chimneys), and around the perimeter of any low-slope section.

Synthetic underlayment over the entire deck — we use GAF Tiger Paw or equivalent, not the cheap roofing felt that wrinkles and tears in summer heat.

All-new aluminum drip edge at eaves and rakes (NJ code R905.2.8.5 requires drip edge — verify your existing roof has it).

All-new step flashing at sidewalls, all-new counter flashing at chimneys, all-new pipe boots (we use lifetime EPDM or lead-collar boots, not the cheap rubber that fails at 8-10 years).

Ridge vent system, with intake replacement at soffits if needed — proper attic ventilation is mandatory for shingle warranty validity.

Manufacturer-certified install (GAF Certified or higher) so the homeowner is eligible for the GAF System Plus warranty class (50-year material + 2-year workmanship), not just a 25-year prorated standard limited warranty.

Material options & when to upgrade

Architectural laminate shingles (GAF Timberline HDZ, CertainTeed Landmark, Owens Corning Duration) — the default. 30-year material life, 130+ mph wind rating, available in 20+ colors. Right for 90% of NJ homes.

Designer / luxury shingles (GAF Camelot II, CertainTeed Presidential Shake) — 50-year material life, dimensional profile that mimics slate or shake. About 60-80% more than architectural; worth it on homes where curb appeal drives resale value.

Synthetic slate (DaVinci Roofscapes) — 50-year warranty, true slate look at one-third the weight and price. Right for historic-district homes in Princeton, Madison, Cape May, or Lambertville where the HPC requires slate aesthetic.

Metal standing-seam — 50-year material life, 140+ mph wind rating. Higher upfront (2-3× shingle) but lifetime value for shore homes and modern designs. We install Englert, Drexel, and McElroy systems.

Cedar shake — historic restoration only. Real cedar has a 25-30 year service life and requires specific underlayment and ventilation.

How scope drives the cost

Architectural shingle full replacement is the default residential install — final pricing depends on roof size, pitch (steeper = more labor and fall protection), number of stories, complexity (valleys, dormers, skylights, chimneys), decking replacement quantity, and dump fees.

Designer shingle adds a premium over architectural for the dimensional / slate-look profile, with a longer manufacturer warranty class.

Synthetic slate, standing-seam metal, and cedar shake step up from there — each requires more specialized labor and longer install timelines than asphalt, and each has a longer service life that affects total cost-of-ownership over decades.

Every quote we issue is custom-built after on-site inspection and includes a line-item breakdown — material, labor, dumpsters, permits, decking allowance, flashing — not a flat-rate guess. Every inspection and quote is free.

Our Process

    On-site inspection
    Free, no-obligation. We climb the roof, document existing conditions with photos, measure to the foot, identify decking concerns through the attic, and check existing ventilation. Typically 45-90 min on site.

    Written quote (within 48 hours)
    Line-item breakdown with material make/model, labor, dumpsters, permit fees, and any decking allowance. We list product specs (e.g., 'GAF Timberline HDZ in Charcoal, 130 mph wind warranty, GAF System Plus warranty class') so the homeowner can verify warranty coverage independently.

    Schedule + permit pull
    Permits take 1-2 weeks at most NJ municipalities. We pull, post, and coordinate with the inspector — homeowner doesn't deal with the township.

    Tear-off day
    Crew arrives 6:30 AM, lays tarps over landscaping + AC unit, sets up dumpster on driveway with plywood protection. Tear-off and underlayment usually complete same day.

    Install + cleanup
    Shingles + flashing + ridge vent install on day 2 (sometimes day 1 on smaller roofs). Magnetic sweep of driveway, lawn, and walkway every evening. Final walkthrough with homeowner before crew leaves.

    Final inspection + warranty registration
    Township inspector signs off (we coordinate). We register the manufacturer warranty in the homeowner's name and email a PDF of the full warranty packet plus job-site photos.

Owens Corning Duration
Architectural shingle with SureNail technology (a fabric strip across the nail zone for enhanced tear-off resistance). Excellent for high-wind shore exposures.
GAF Timberline AS II Cool
Reflective-granule architectural shingle for energy savings — qualifies for federal tax credit + meets cool-roof codes in some commercial jurisdictions.
Ice & water shield (GAF WeatherWatch or CertainTeed WinterGuard)
Self-adhered membrane installed at eaves, valleys, and penetrations. Required by NJ code R905.1.2 — we extend it 24" past the inside wall plane minimum.

How is a new roof quoted in NJ?+
We issue a line-item written quote within 48 hours of inspection — pricing depends on roof size, pitch, decking condition, material grade, and warranty class. Every quote is free. Designer shingles, synthetic slate, standing-seam metal, and cedar shake each carry their own labor and material curves; we walk you through the option that fits the building and the budget rather than guessing at a flat rate.
Can I just overlay over my existing roof instead of tearing it off?+
We don't overlay. Three reasons: (1) overlays void manufacturer warranties on GAF, CertainTeed, and IKO products — the homeowner loses the 50-year material warranty in exchange for the 25% labor savings; (2) overlay hides rotted decking, so problems compound; (3) most NJ municipalities only allow one overlay total, and if your roof has already been overlaid once, a second layer violates code R907.3. Tear-off is the right answer.
How long does a roof replacement take?+
Most NJ homes are done in 1-2 days. Tear-off + underlayment is day 1, shingle + flashing + ridge vent install is day 2. Larger homes (over 30 squares) or complex geometries (multiple dormers, skylights, chimneys) can run 3-4 days. We don't leave a roof open overnight without underlayment dried-in.
Do you handle the permit?+
Yes. NJ Uniform Construction Code requires a permit for full roof replacement (subcode N.J.A.C. 5:23-2.7). We pull the permit in the homeowner's name, post it on site, and coordinate the final inspection with the township inspector. Homeowner doesn't deal with the township.
What warranty do I get?+
Two layers. (1) Manufacturer warranty on the materials — as a GAF Certified contractor we register the GAF System Plus Limited Warranty for every Timberline HDZ install: 50-year material coverage, 2-year workmanship, and tear-off labor on a covered claim. One-time transferable. (2) Our lifetime workmanship warranty on the install itself — if anything we did wrong (flashing leak, ridge vent install error, etc.) causes a problem, we fix it free, forever. Both warranties are transferable to a future homeowner.
Will my insurance pay for a new roof?+
If the roof was damaged by a sudden insurable event — wind, hail, fallen tree, fire — yes, in whole or in part. NJ homeowner policies typically cover storm damage; age-related deterioration is not covered. Do you serve my county?+
Yes — all 21 NJ counties from Cape May and Atlantic in the south to Sussex and Warren in the north. Travel surcharges may apply for jobs more than 60 miles from our Garfield shop, but we don't decline work based on geography. Lead times are typically 1-2 days in Bergen/Passaic/Essex/Hudson and 3-5 days for South Jersey.
