Cost & Pricing

How much does a new roof cost in New Jersey?+
It depends on roof size, pitch, material, how many old layers come off, your county's labor rates, and the detail work — so we quote after an inspection rather than guessing. Architectural asphalt is the value pick for most homes; designer asphalt, synthetic slate, metal, and natural slate step up from there.
Why won't you give me a price over the phone?+
Because a phone price is a guess, and guesses get sold by storm chasers, not licensed contractors. Two same-size homes on one block can need very different scopes once we walk the roof — different decking condition, flashing, and pitch. Every inspection and written quote we give is free, and it's the only honest way to price a roof.
Do you offer financing?+
Yes. GAF, CertainTeed, and Owens Corning all offer 0% or low-APR financing through approved contractors, and we walk you through the options at the quote. For storm damage, many roofs are largely covered by insurance, so your out-of-pocket may be just the deductible.
Is the inspection and estimate really free?+
Yes — free, on-site, and no obligation. We climb the roof, document condition with photos, and give you an honest read, including telling you when a repair is the smarter call than a replacement.

The Process & Timeline

How long does a typical roof replacement take?+
Most NJ residential replacements are completed in one to three days, depending on roof size, pitch, complexity, and weather. Larger or cut-up roofs, or jobs that uncover significant decking replacement, can run longer. We give you a realistic schedule at the quote and keep you updated.
Do you tear off the old roof or install over it?+
We tear off — always. We don't do overlays (installing new shingles over old). Overlays void manufacturer warranties, hide rotted decking, trap heat, and violate code in most NJ municipalities after one prior layer. A full tear-off to the deck is the only way to inspect and properly rebuild the system.
Will my roof replacement need a permit?+
Yes. The NJ Uniform Construction Code requires a permit for a full roof replacement, and a township inspector signs off when the work is complete. We pull the permit and coordinate the final inspection — it's itemized on your quote, never buried.
Do you use subcontractors?+
Our core roofing work is done by our own crews. For specialized trades that some jobs need — masonry on a chimney rebuild, for example — we coordinate vetted, insured partner trades and sequence the work properly. Either way, the job is managed by us and backed by our workmanship warranty.
How do you protect my gutters, siding, and landscaping during the job?+
We tarp and protect the perimeter, plywood-protect driveways under the dumpster, and magnet-sweep for nails at the end of every day. On tight NJ lots we plan dumpster placement and staging up front — and pull a municipal dumpster permit where dense towns require one.

Storm Damage & Insurance

Do you help with storm-damage insurance claims?+
Yes. We attend the adjuster meeting at no charge, document the damage in adjuster-friendly format, and file supplements for code-required items adjusters routinely miss (drip edge, ice & water shield to code, ridge vent, new flashing). We accept direct billing so you typically pay only your deductible on a covered claim.
Will my homeowners insurance pay for a new roof?+
If the damage is from a sudden insurable event — wind, hail, a fallen tree, fire — then yes, in whole or in part. Age-related wear and tear is never covered. Note that many NJ policies carry a separate wind/hail deductible (often a percentage of your dwelling coverage), and whether you're on replacement-cost or actual-cash-value coverage changes the payout. We give you an honest read before you file.
What should I do right after storm damage?+
Stop active water intrusion and document everything with photos first. Call a licensed NJHIC contractor for an emergency tarp — not a door-knocker. Don't sign an Assignment of Benefits with a stranger before anyone has even climbed your roof. Then file the claim and have your contractor at the adjuster meeting.
Should I sign an 'Assignment of Benefits' with a contractor?+
Be very careful. An AOB transfers control of your insurance claim to the contractor. With a vetted local contractor it can be a convenience; with a storm chaser it's an opening to fraud or padded billing — and you're the named insured. Materials & Warranty

What roofing materials do you install?+
Architectural and designer asphalt shingles, standing-seam metal, natural and synthetic slate, cedar, and flat-roof systems (TPO, EPDM, PVC, modified bitumen, and silicone coatings) for low-slope and commercial. Our default residential install is GAF Timberline HDZ; we recommend the right material for your home, budget, and NJ climate zone.
Are you GAF Certified, and what does that mean for my warranty?+
Yes. As a GAF Certified contractor we register the GAF System Plus Limited Warranty on qualifying installs: 50-year non-prorated material coverage, 2-year workmanship from GAF, and tear-off labor on a covered claim — on top of our own workmanship warranty. To be clear, System Plus is not the Master-Elite-only Golden Pledge; we deliver System Plus, the strongest GAF warranty available outside Master Elite, and we don't misrepresent the tier.
What's the best roofing material for the New Jersey climate?+
It depends on your location and how long you'll own the home. Architectural asphalt suits most of NJ; metal and synthetic slate win on the shore (salt + wind) and in the northwest snow belt, and on long-ownership 'forever homes'; slate fits historic properties. How long should a new roof last in NJ?+
Architectural asphalt averages 25–30 years (a few years shorter in NJ's freeze-thaw and humidity), designer asphalt 30–40, synthetic slate ~50, standing-seam metal 50–70, and natural slate 75–150. Ventilation quality alone can swing asphalt life by 5–10 years, which is why we balance intake and ridge ventilation on every install.

Licensing & Service Area

Are you licensed and insured?+
Yes. We're registered with the NJ Division of Consumer Affairs as a Home Improvement Contractor (NJHIC #13VH13970900) and carry full general liability and workers' compensation coverage. We'll provide our certificate of insurance on request — a legitimate NJ contractor always can.
What areas do you serve?+
All 21 New Jersey counties from our Garfield shop. We offer same-day response across the northern and central same-day tier — Bergen, Passaic, Essex, Hudson, Union, Middlesex, and Morris — and next-day to two-day service to the rest of the state, including the shore and south.
Do you do commercial and flat roofs?+
Yes. We install and replace commercial flat-roof systems — TPO, EPDM, PVC, and modified bitumen — plus silicone restoration coatings, for retail, office, industrial, and condo/multi-family buildings across NJ. We handle the access, staging, and tenant-coordination realities of occupied commercial buildings.
