Our standard Monmouth coastal install spec: stainless mechanical fasteners (galvanized corrodes within 8–10 years in salt air), 6-nail high-wind nailing pattern with ring-shank nails, SBS-modified hip and ridge cap (won't blow off in 65+ mph gusts), and peel-and-stick underlayment instead of felt across the full roof field. Asbury Park's downtown revival has driven a renaissance of 1880s–1920s Victorian and Romanesque commercial restoration work; we do historic slate restoration on the Boardwalk landmarks, cedar shake replacement on the surrounding shore residential, and modern flat-roof TPO on the new mid-rise construction. Red Bank has substantial 1900s–1940s residential and downtown commercial; Freehold is a mix of historic 1800s landmarks (Court Street area) and 1960s–1990s suburban. Each town has its own permit office and inspection cadence; we coordinate directly so the homeowner doesn't deal with the paperwork.
