Sussex County
Roofing & Exteriors
NJ's most rural and highest-elevation county — Highlands snow-load engineering, extended ice-and-water shield, cedar shake on lakefront and wooded properties. Roof replacement and storm-damage repair across Sussex County.
Highlands snow-load + heavy tree-canopy market
Sussex County is NJ's most rural and highest-elevation county — 525 square miles of Skylands ridge, lake communities (Hopatcong, Greenwood Lake, Lake Mohawk), and small downtowns (Newton, Sparta, Vernon). Population density is the lowest in the state, but the housing stock is substantial — a mix of 1900s–1950s farmhouses, 1960s–1990s lakefront vacation-to-primary conversions, and 1990s–2010s suburban residential along the Route 15 corridor.
Snow load is the defining roofing variable. Sussex sits in the Highlands band where January-February snow accumulation runs 28–38 inches in heavy years, vs. 18–24 inches in coastal Bergen. Our standard Sussex install spec extends ice-and-water shield to 36+ inches past the inside wall plane (NJ R905.1.2 requires 24 inches; we go beyond), specs snow-rated roofing (60-mil-class architectural shingles minimum, or premium metal panels), and recommends snow guards over entry doors and walkways. Roof framing on pre-1970 farmhouses sometimes needs sister-rafter reinforcement before a reroof can carry modern code snow loads — we do free structural assessments on every estimate.
Cedar shake is a defensible roofing tradition in Sussex County — many lakefront and wooded-lot homes have original cedar that's a genuine match to the rural aesthetic. We restore Certi-grade R&R cedar where structure supports it, or convert to DaVinci synthetic cedar for the look without the maintenance. Wooded-lot debris is the other key variable — fall maintenance (valley clearing, gutter cleaning, branch-strike audit) is preventive on every Sussex roof, not cosmetic. Sparta, Andover, Hopatcong, Vernon, and Hardyston all have their own permit processes; we coordinate directly.
