What the calculator factors in

The range you see is built from the six variables that actually move a New Jersey roofing price: roof size (estimated from your home footprint and pitch), the material grade you choose, how many old layers come off, your county's labor environment, the detail work (chimneys, skylights, cut-up rooflines), and an allowance for likely decking replacement on older homes. Those are the same factors we price line-by-line on a real quote.

It deliberately returns a range, not a single number. Anyone who quotes an exact price before walking your roof is guessing — decking condition, flashing details, and exact measurements can swing the final figure meaningfully, and a calculator can't see your roof. It produces a planning range based on typical New Jersey market rates for the inputs you choose — material, roof size, pitch, tear-off layers, region, and details like chimneys and skylights. It is intentionally a range, not a single number, because the real price of any roof depends on decking condition, exact field measurements, flashing details, and access that only an on-site inspection can confirm. Use it to set expectations and compare materials; use a free inspection for an exact quote.
Why don't you just show one flat price per square foot?+
Because a flat rate is a guess, and guesses get sold by storm chasers, not licensed contractors. Two identical-size homes on the same street can need very different scopes once we actually walk the roof — different decking, flashing, and pitch. We quote after inspection, every time. The calculator gives you an honest range to plan around in the meantime.
Does the estimate include tear-off, permits, and dumpster?+
Yes. The range factors in tear-off labor and disposal for the number of existing layers you select, a permit-and-dumpster allowance, and an optional decking-replacement allowance for older homes. It assumes a full tear-off (we don't do overlays) and a complete accessory system (underlayment, ice & water shield, starter, ridge cap, ventilation).
Is the GAF System Plus warranty included in the estimate?+
On asphalt materials, yes — our standard install registers the GAF System Plus Limited Warranty (50-year non-prorated material, 2-year workmanship, tear-off labor on a covered claim) as a GAF Certified contractor. The accessory system that qualifies for it is what we install regardless, so the warranty upgrade is built into the range, not an add-on surprise.
