The Precision Roofing Pre-Listing Inspection Program puts a specialist roofing assessment in your seller's file before the buyer's inspection happens, so you have documented condition, repair cost estimates, and negotiation leverage when issues come up.
The program is free for you and your seller. We pay for ourselves through the small percentage of inspections that lead to pre-listing repair work — and we don't push for that work. Most of our inspections end with a "no repairs needed" report; we make our money on the long-term relationship with agents who refer us when repairs ARE needed.

Free for the listing agent
No charge for the inspection or report. We don't bill the seller or the agent. Our compensation comes from any repair work the seller chooses to do before listing — and only if they choose us. If the buyer's inspector flags items later, the seller can use our report to negotiate from a position of documented condition.
Repair quote separated from inspection
Inspection report and any repair quote are separate documents. The report goes to you and the seller for disclosure purposes; the repair quote is a separate document the seller can compare against other contractors if they choose. No mixing of objective condition reporting with sales.

No high-pressure sales to the seller
We don't follow up the homeowner with sales calls after the inspection. The agent stays in control of the conversation. If repairs are needed and the seller chooses to get quotes, we'll provide one — but the agent makes the introduction, not us.
Agent questions
Why would I refer pre-listing inspections to you instead of a home inspector?
Home inspectors are great at general property condition, but they're not roofing specialists. They'll typically flag visible issues but won't give you specific repair cost estimates, won't know how to assess remaining service life with confidence, and won't have the experience to distinguish between cosmetic issues and structural concerns. A specialist roofing pre-listing inspection gives the seller (and you) a clearer picture of what's actually wrong, what it costs to fix, and what can wait until after the sale. It also gives you ammunition when the buyer's inspector flags something later — you have an independent specialist report on file.
Is there really no cost to me or my seller?
Correct. We do the inspection and write the report at no cost. Our economics work because (a) most pre-listing inspections lead to some repair work the seller chooses to do (which we may or may not get hired for — competitive bid), and (b) referrals from agents who get value from the program lead to future inspection requests. We don't make money on the inspection itself; we make money on the relationship with you and the seller.
How do I know your report will be objective?
We write reports the same way regardless of whether the seller hires us for repairs. A roof that's in good condition gets a report saying so — even if that means we don't get any repair work. A roof with issues gets honest documentation of those issues — even if those issues affect the sale price. The point of the program isn't to drum up repair business; it's to be the roofer you can trust to give a real opinion. That trust only works if we're consistently honest. We also separate the inspection report from any repair quote (different documents) so there's no commingling of objective condition reporting with sales.
What if my seller's roof needs significant work?
You and the seller decide what to do with that information. Options: (1) Do nothing — disclose the condition in the listing and price accordingly. (2) Get repair quotes from multiple contractors (including us if you want) and have repairs done before listing. (3) Use our report to negotiate a credit at closing rather than completing repairs. Every situation is different; we'll explain the trade-offs honestly but the decision is yours and the seller's. We never push for repair work; we provide the information for you to make the right call.
What areas do you cover for pre-listing inspections?
Same-day inspection scheduling in Bergen, Passaic, Essex, Hudson, Union, Middlesex, and Morris counties (where our HQ is — 90% of our service area). Next-day scheduling elsewhere in NJ including Monmouth, Mercer, Ocean, Burlington, Camden, Atlantic, Sussex, Hunterdon, Warren, Cumberland, and Cape May counties. If you have a listing outside our standard coverage, call us — we'll likely still come out.
Can you handle commercial / multi-family pre-listing inspections?
Yes — commercial and multi-family pre-listing inspections are a regular part of our work. Same scope as residential: drone + visual inspection, written report within 48 hours, separated inspection from repair quote. For larger properties (over 10,000 sq ft of roof area or multiple buildings) the inspection may take an extra day; report turnaround stays at 48 hours from inspection completion.
